Mr. Gilbert brings over twenty (20) years of development experience to Matt Development Company. Mr. Gilbert began his career on a survey crew in Houston, Texas and his dedication, hard work, love and enthusiasm for the industry motivated him to have held almost every role up to Vice President of Corporate development during his career. After spending over 15 years in the civil engineering industry, managing many types of projects from conception to completion on a nationwide level, he transitioned to the corporate side as an owner’s representative. In this continuation of his career, Matthew focused on the entitlement, permitting, design and overall program management portion of the development process. During Mr. Gilbert’s tenure, he has had the opportunity to work on many different categories of projects, ranging in size, cost and complexity for educational facilities (K-12 / Higher Education), emergency medical industry, convenience store with external fuel sales, multi-family residential development, quick service restaurants, drive thru coffee establishments, casual dine in restaurants, auto service and carwash facilities, as well as multiple brand conversions, mergers and acquisition programs and existing facility maintenance.

Mr. Beamer, a United States Air Force Veteran, has over a decade of construction and contract management experience. After graduating from Clear Lake High School in Houston, Mr. Beamer attended the United States Air Force Academy where he earned a Bachelor of Science in Management with an emphasis in Finance. Upon graduation, Matt became the Officer in Charge of Construction at Whiteman AFB where he oversaw a $120MM annual construction portfolio. After separating from the Air Force, he transitioned to the private sector as an owner's representative, leading nationwide construction projects for both private and public companies. Matt's post-military service expertise spans quick-service restaurants, drive-thru establishments, casual dining, automotive service centers, car wash facilities and ongoing facility maintenance programs.

Jeff Thumm is a seasoned senior construction executive with more than 25 years of experience leading complex, fast-paced, multi-unit construction programs nationwide. Recognized for his leadership in high-velocity retail expansion, Jeff has played a key role in the successful rollout of more than 1,000 new locations over the past decade. Mr. Thumm's expertise includes ground-up development, modular construction, retail conversions, rebrands, tenant improvement build-outs, M&A integrations, strategic procurement, CAPEX planning, and enterprise-level process optimization. Throughout his career, Jeff has overseen multi-brand construction portfolios across a wide range of sectors, including automotive service and repair, carwash, auto glass repair, drive-thru coffee, fast-casual dining, and industrial equipment rental facilities. Known for building high-performing teams and implementing scalable operational systems, Jeff has developed national SOPs, led enterprise project management platform rollouts, and cultivated strong contractor partnerships that enhance quality, improve efficiency, and reduce costs across national portfolios.

Mr. Dunahoe brings nearly thirty (30) years of hands-on construction experience to the Matt Development Company Team. Beginning his commercial construction career in West Texas during an oil field downturn, Mr. Dunahoe learned the construction industry from the ground up by working across and mastering numerous trades. He later transitioned into project management, where he excelled in multi-unit expansions, ground-up construction, existing unit conversions and remodels, and specialty construction projects. As Director of Construction at Matt Development Company, Mr. Dunahoe leads the company’s team of field managers, ensuring every project is delivered to the MDC standard of quality, performance, and professionalism.
